San Pedro de Alcántara

San Pedro suits you if you want a town with Spanish daily life while keeping Marbella and Banús a few minutes away. It began as an agricultural colony west of Marbella and has become a town centre in its own right, with a square, shops and people who stay all year.

It suits you less if you are looking for a neighbourhood built for foreign buyers. San Pedro is not that — which is exactly why many people choose it.

The A-7 motorway ran straight through San Pedro and split it in two. Today it runs in a tunnel, with a park and a pedestrian street built on top. The boulevard opened in 2012 and covers 54,000 square metres; the final southern stretch of tunnel was finished in July 2023.

It is the single biggest change here in decades: the districts the motorway separated are joined again, and Marqués del Duero now runs in a straight line down to the beach.

1. Which side of the boulevard the property is on. The distance to the beach and to the centre differs, and so does the price.
2. Noise from the A-7 where it is not buried. The tunnel does not cover the whole stretch.
3. Condition in the older quarters. Much of San Pedro was built before the coast became expensive. Ask for the building inspection.
4. Registered floor area against what is built in the villas towards Guadalmina, where extensions are common.

By car. There is no train in Marbella municipality — the C-1 commuter line ends at Fuengirola. Bus M-220 runs Fuengirola to Marbella, and on westwards from there.

The airport is nearly sixty kilometres away, mostly on the tolled AP-7.

In September 2026 we measured how much Swedes search for each town on the coast. San Pedro returned zero searches a month, although we list 123 properties here. That does not make it a poor place — quite the opposite, it is one of the most alive. It means it is unknown in Sweden, and that you most likely found it by being here.
